Acting as a discreet third point of call between buyer and agent, the service provides a clear and informed understanding of a property's possibilities long before purchase. 

Through indicative layout studies, cost guidance, timelines, and a carefully considered overview of the process ahead, ThirdKnock equips buyers with the knowledge to move forward with certainty. Each appraisal is grounded in experience and shaped by a deep understanding of planning, feasibility , and delivery, ensuring that every opportunity presented is both ambitious and achievable. With a background in interior architecture, project management, and client management, Emma brings a unique combination of creative vision and strategic thinking to the property world. Her experience spans mixed-use, commercial, and private residential projects across London and wider UK, where she has worked closely with clients, consultants, and stakeholders to shape spaces that are both purposeful and commercially astute. 

Eventually, friends who were moving onto the property ladder would come to Emma for her expertise on what a 'good' purchase would be. This is where the idea for 'ThirdKnock' was born; Emma notices the difficulty that everyday buyers were having to realise property potential as well as fearing rising project costs. 

Through ThirdKnock, Emma works with buyers, sellers, and developers to reframe how properties are seen. She combines spatial awareness, market sensitivity and a highly intuitive understanding of people's needs to unlock opportunities that others might miss.

Coming from a quantity surveying background, Charles brings a commercially driven perspective to the ThirdKnock team. Having worked across Prime London residential properties and alongside leading developers, he has developed a strong understanding of cost management, procurement, and the financial realities of delivering high-quality projects. His experience spans both private and large-scale developments, giving him a well-rounded view of how design, ambition, and budget can be successfully aligned.

At ThirdKnock, Charles ensures that every opportunity is grounded in financial viability. With a sharp eye for detail and a natural enthusiasm for profitable development, he works closely alongside the design vision to assess costs, identify efficiencies, and provide clarity on what is achievable. His input allows clients to move forward with confidence, knowing their project is not only creatively considered, but commercially sound.
